Design Services - Overview

  • The SD phase establishes the program layout for the project. This phase focuses on taking the general arrangement of spaces and developing each space to be specific to the actual requirements of storage, surfaces, light, and structure. Additionally, at this phase we may establish general requirements for the project including the structural system, MEP systems, fire protection, and architectural finishes.

  • We develop drawing sets based on the clients requirements as established in the schematic design phase. We liase with the department of planning to submit the drawing sets developed as per zoning laws and building codes.

  • The DD phase sets specific performance standards for the structural system, MEP systems, and architectural finishes, and refines the design accordingly in line with the project’s design vision as determined in the previous phase. This is accomplished through engaging the various project consultants, specifically structure and MEP and coordinating their efforts with the Outside In team.

  • Detailed sets of schedules and building details are included that are available for use to the Project Manager for construction phasing and procurement . This drawing set is an all inclusive architectural set as established previously in SD and DD phases.

  • The CA phase allows the design team to monitor the construction process through weekly site visits, field reporting, and issuing responses to project RFIs. Our focus in this phase is quality control through keeping the Client abreast of progress on site.
